Landlord Information
We are available to appraise your investment property and or offer advice as necessary at any time.
Our minimum service standards are: - To be accessible.
- Return telephone calls and or answer queries promptly.
- Advertise your property (as instructed)
- Be pro-active in securing new tenants for vacant properties as soon as possible.
- Thoroughly screen all tenancy applications with strong emphasis on tenants reliability and history.
- Obtain the optimum market rent for your property.
- Constant monitoring of rental payments.
- Prepare comprehensive property conditions report.
- Attend to maintenance matters in a timely manner.
- Conduct regular periodical inspections and provide written reports.
- Pay accounts diligently as authorised.
- Electronic transfer of funds into your nominated account twice monthly.
- Provide detailed end of month rental statements.
- Provide annual income and expenditure statements to facilitate your taxation requirements.

Payments to Landlords
Rental monies are paid into your designated account twice a month. Statements are provided at the end of each month detailing monies received and payments made. We also provide you with an annual income and expenditure statement.
Payment of Bills as Directed
We will notify any institution of our appointment as managing agents and instruct all invoices to be directed to our office.
Advertising
Your property we be advertised at your cost weekly in the Sunshine Coast Daily and listed on four (4) predominant web sites.
Condition Reports
Detailed condition reports are prepared at the time of commencement of a new tenancy and again at termination.
Maintenance
An agreed limit is set at commencement of each management which ensures you piece of mind in that we will contact you immediately when maintenance issues arise.
Minor ongoing repairs which fall below the limit will be attended to promptly.
Landlord Protection Insurance
Colliers International are in a position to be able to offer a Landlord Protection Insurance policy. However in accordance with new financial regulations, any queries must be directed to the insurer.

Legal Fees
As incurred eg. from Courts for Small Claims, Order for Possession and Bailiff costs
The fees stated above cover all costs in relation to Condition Report preparation, Inspections, Maintenance and Bank charges.

Tenants are as important to us as Landlords as without one there is not the other. Our commitment to service is as strong to our Tenants as to our Landlords.
Applying for a property
Please provide as much information as possible on the application form. This will enable your application to be processed more expediently.
Periodic Inspections
During your tenancy, the premises will be inspected on a quarterly basis. At least 1 weeks notice will be provided for you to prepare or organise time off for your inspection. At the time of inspection if there are any repairs or problems please bring these to the attention of your Property Manager.
Repairs/Maintenance
If maintenance is required at other times contact the office. If there is a leak or anything that may cause damage this must be done as a matter of urgency. All repairs are attended to as promptly as possible, however it is often necessary to obtain quotes and Landlord approval before work can commence. Unfortunately this can cause a delay in work being completed which is unavoidable. If appointments are regarding access are made by tradespeople and are not kept by you this can delay the process longer or even may mean a service charge passed on to you if you did not attend.
Insurance
It is your responsibility to insure your own belongings against loss, damage or theft. We recommend that all tenants take out their own insurance.

Rent
Payment of rent is required as per your Tenancy Agreement. Colliers International will provide you with a National Australia Bank – Rent Card, this enables you to pay your rent at the Post Office, Bank or transfer of funds over the internet. Ensure your identification number is always used. You can organise your bank to deposit directly into our account, but once again ensure your identification number is used.
